
In its largest acquisition in 10 years, MetroNational has purchased 990 Town and Country Blvd., a 442K SF Class-AA office tower.

The 15-story building, formerly Marathon Oil Corp.’s headquarters, sits less than a mile from Memorial City - MetroNational’s flagship mixed-use development - and anchors the gateway to CityCentre at the southeast corner of Interstate 10 and Beltway 8.

Built in 2022, 990 Town and Country sits on a 3-acre site designed by Houston-based architecture firm Munoz + Albin. Marathon Oil moved out of the building after the company was acquired by ConocoPhillips last year.
"It’s rare to acquire a newly constructed, top-tier office tower in a high-barrier-to-entry market," MetroNational President Scooter Hicks said in a statement. "With near-total vacancy, 990 Town and Country represents a unique value-add opportunity to strategically expand our footprint."

Tomball Economic Development Corp. has purchased 16 acres on South Chestnut Street. Tom Condon Jr. of Colliers represented the buyer, while Natalie Hurley of Register Real Estate Advisors represented the seller, Chestnut Associates LP.
Triten Real Estate Partners has acquired a fully leased, four-building Class-B light industrial portfolio totaling 483K SF in an off-market deal. Two of the properties are in East Houston and two in Northwest Houston.

An undisclosed buyer made a "strategic acquisition" of 299 acres on Sharp Road in Katy for future development. James Kadlick, Chris Hutcheson and Harrison Kane of Colliers represented the buyer.
Cortland, a multifamily real estate firm, has acquired Wynnewood at Wortham, a 444-unit apartment community in Northwest Harris County that will be rebranded as Cortland Wortham.
The company plans exterior upgrades - including new paint, landscaping updates and roof replacements - along with interior renovations. All improvements are expected to be completed within two years.
A private investor has acquired 801 Travis, a 222K SF Downtown Houston office tower, out of court-appointed receivership.
Built in 1981 and renovated in 2014, the 21-story building is 45% leased and sits at the corner of Travis and Rusk streets. It features a parking garage on floors two through 11, direct access to Houston’s six-mile tunnel system and a skybridge to the 328-room JW Marriott Houston Downtown.
JLL Capital Markets’ Rick Goings, Marty Hogan, Tom Hall, Gianna New and Dawson Hastings represented the receiver, while Morris Chen represented the buyer.
A Houston-based investor has purchased a 51K SF shopping center at 2218 Interstate 45 N. in Conroe. Built in 2004, the property’s tenants include Workforce Solutions, Subway and Wingstop. Marcus & Millichap’s Justin Miller and Bill Dang represented the buyer.
Partners Capital, the investment platform of Partners Real Estate, has acquired the 162-room Homewood Suites by Hilton Houston Near the Galleria, built in 2006. Hilton will grant a licensing term of up to 15 years as part of the deal. Following next year’s World Cup, Partners Capital plans a multimillion-dollar renovation of the property.
Janko Group, based in Riverwoods, Illinois, has sold the 524K SF Kennedy Greens Distribution Center at 13300 John F. Kennedy Blvd. to CapRock Partners of Newport Beach, California. Built in 2020, the property is fully leased. Cushman & Wakefield’s Jim Carpenter, Jud Clements, Robby Rieke, David Munson and Trevor Berry represented the seller.

- Adkisson Group purchased 197K SF at 4204-4208 Fidelity St. Jon Farris with Stream Realty Partners represented the seller. Travis Land with Partners Real Estate represented the buyer.
- Axis Partners purchased 28 SF at 608 W. Richey Road. Farris represented the seller, Superior Energy Services. Andrew Laycock with Partners Real Estate represented the buyer.
Gamal Enterprises Inc. acquired 150 acres at the northeast corner of Cochran Road and Richard Frey Road in Waller County for a new single-family residential development. The site is fully cleared with utilities in place and will house about 500 single-family homes. Gamal Enterprises plans to soon engage homebuilders.
LEASES

Appellate law firm Wright Close & Barger LLP has leased 41K SF for its headquarters at TC Energy Center in Downtown Houston. The firm will relocate from the Galleria area to occupy the 30th floor and most of the 31st floor at 700 Louisiana St., a move that expands its footprint by 60%.
Newmark’s Joshua Brown, Audrey Selber, and Kaitlyn Duffie represented the tenant, while CBRE’s John Spafford represented landlord M-M Properties.
A national credit tenant has preleased 189K SF at Northcourt 290 Distribution Center, a 245K SF facility at 8020 Northcourt Road in Northwest Houston. Colliers’ Robert McGee, Taylor Schmidt and Austin Bartula represented the landlord, Provident Industrial.

Creative Innovation, a third-party logistics provider for e-commerce merchants, has signed a full-building, 497K SF lease at Levey Logistics Park in Pearland.
The Houston-based Levey Group’s project is now 88% leased following Canopy Solutions’ 83K SF lease in the park’s rear-load building last month.
About 82K SF remains available, with spaces divisible to 16.5K SF. Cushman & Wakefield’s Allison Bergmann and Michael Foreman are handling leasing.
CONSTRUCTION & DEVELOPMENT
Houston-based Define Living, a wellness-focused multifamily brand, has acquired a 10-acre site in the Energy Corridor from Wolff Cos. for its second residential community. Define Living: Park Row will rise on Park Row Boulevard near Interstate 10 and Central Park West Boulevard.
The four-story, 388-unit project, designed by Mucasey & Associates and built by Blazer Building, is slated to break ground in late 2025. The on-site clubhouse is expected to deliver in the fourth quarter of 2026, with residential buildings to follow.
Houston-based BHW Capital has broken ground on Clayton at Tour 18, a 288-unit multifamily community overlooking the 12th-hole fairway of the Tour 18 Golf Course in Humble.
Mucasey & Associates is the architect of record, with Blazer Building as the general contractor. Southside Bank is providing construction financing. Quiddity Engineering is the civil engineer; HGE Consulting is handling mechanical, electrical and plumbing engineering; and Schultz Burman Engineering is the structural engineer. Kathy Andrews Interiors designed the interiors.
Completion is expected by late 2027, with leasing slated to begin in 2026.
Houston-based Welcome Group has completed an 89K SF industrial facility at 3200 S. Sam Houston Parkway E. in Pearland. Speedcast has leased 26K SF as the first tenant. Two divisible suites remain available, totaling up to 63K SF, with options starting at 20K SF.
Frost Bank, led by Nicole Barrios Herrera, provided construction financing, and KDW served as general contractor. Leasing is being handled by Welcome Realty Advisors’ Ryan Wasaff, Brad Berry and Cole Bercher.
Howard Hughes has broken ground on the first build-to-suit medical office building in its Bridgeland community, a 51K SF facility for Memorial Hermann Health System.
Scheduled to open in summer 2026 at the southwest corner of Tuckerton and Fry roads, the building will house practices such as emergency services, primary care, pediatrics and sports medicine. Tellepsen Builders is the general contractor and Powers Brown Architecture is the architect. JLL’s Tim Gregory and Kendall Kerr lead medical leasing for Howard Hughes in Bridgeland.

Radom Capital has broken ground on Clock Tower Residences, a boutique multifamily addition to its Heights Clocktower mixed-use project and the developer’s first apartment venture.
The seven-story building will feature 214 residential units, four live-work units and a food-and-beverage concept. Developed in partnership with Asana Partners - which co-owns the adjacent historic Heights Clocktower building - the project is slated for delivery in 2027 at the intersections of 23rd, North Shepherd and Lawrence streets.
Cadence McShane Construction is the general contractor, Veritex Bank is providing financing, Cobalt Office is the architect, Farouki Farouki is handling interiors and CultivateLand is the landscape architect.
FINANCING

Priority Capital Advisory arranged a $26.6M bridge refinance for 2 Westlake, a 468K SF Class-A office tower at 580 Westlake Park Blvd. in Houston’s Energy Corridor. The financing was secured on behalf of the ownership, Younan Co., a private equity firm.
Set on 5 acres within the 2.8M SF Westlake Park office complex, 2 Westlake rises 17 stories. Younan Co. acquired the property in December 2022 for $21.5M when it was entirely vacant. Younan completed renovations, including a comprehensive lobby remodel. The asset is 56% leased.
